Ahh, the Zestimate®… It comes up in most listing presentations, with sellers worried we might be getting “greedy” by getting too far above it. While in most buyer conversations, it’s something like “I know it’s listed for… but Zillow says…”. In the end, you can’t comp a home based simply on the fact that its square footage is the same as another. That’s like saying all 5’7″ people are of equal economic value in the workplace, despite any intangible skills, knowledge, etc. In the end, the numbers don’t lie, actual sales determine the market.
